Impact Development Fund’s mission is to help people within our underserved communities seek fulfillment for themselves and their families by providing access to affordable living. We create these opportunities by delivering flexible capital to nonprofit organizations, developers and others who support the underserved. 

What We Do

Impact Development Fund supports projects that bring together multi-faceted community stakeholders including nonprofit organizations, developers, community banks, individuals and local and state government. Starting with strategic planning for future projects, through the application process to ultimately securing financing, we help overcome obstacles to ensure critical community projects can break ground.

Our Impact

For 20+ years, we have provided economic development financing and technical assistance across the housing spectrum, creating a lasting legacy of affordable housing throughout Colorado and other states.

IDF supports both retail and commercial financing.

Retail

We offer financial products to consumers seeking to acquire, rehabilitate or improve the energy efficiency of their primary residence.

Commercial

We provide financing to nonprofit, for-profit and local agency developers seeking to expand and improve the inventory of rental and owner-occupied housing.

As a nonprofit Community Development Financial Institution (CDFI) certified by the United States Treasury, and as an approved CRA (Community Reinvestment Act) institution, IDF works with social impact investors, local municipalities, housing and financing authorities, nonprofit organizations such as Habitat for Humanity, partner CDFIs and traditional banks. Our goal is to guide these partners along the path beginning with strategic vision to project financing and fruition.

Megan Ferguson

CHIEF EXECUTIVE OFFICER

Originally joining Impact Development Fund (then Funding Partners) in 2008, Megan brings more than 15 years of experience in community development and affordable housing finance. As Chief Executive Officer, Megan provides strategic leadership and direction to advance IDF’s mission of expanding access to affordable housing and economic opportunity. 

Megan holds a Bachelor of Science Degree in Business Administration and Marketing from Colorado State University, and currently serves on the Board of Directors for Rural Homes/Paradox Community Trust and the Legislative Committee for Housing Colorado.

Megan has developed and launched innovative lending programs, strengthened financial infrastructure, expanded capital attraction efforts, and led communication strategies that enhance IDF’s visibility and partnerships. Through this work, she has become a recognized leader in community development, known for her collaborative approach and commitment to long-term impact.
